Know what
comes next.

Buying a home has a lot of moving parts. We’ll keep every step clear and in the right order — from getting pre-approved to making an offer, closing, and getting the keys.

Before we start looking

Three things
come first.

We’ll confirm your buying power, put our working relationship in writing, and define what you’re looking for. Once those pieces are in place, we’re ready to shop.

Tour, offer, close

Start here. Then keep moving.

Complete these three steps before we begin touring homes. Each one gives us what we need to make the search focused, efficient, and ready to move when the right home appears.

01

Know your numbers.

Get pre-approved so we can build the search around a realistic price range, payment, and cash-to-close.

02

Put representation in place.

Review and sign the Buyer Representation Agreement so the relationship, services, and compensation are clear before we begin showings.

03

Define the search.

Tell me where you want to live, when you want to move, what matters most, and what you want to avoid.

See Step 3

From first step to front door.

You don’t need to memorize the homebuying process. Buyer Steps shows you where we are, what comes next, and what needs your attention along the way.

01
Step 01 · Financing

Get pre-approved.

A strong home search starts with a real number. Your lender will review your finances and provide a pre-approval so we can focus on homes that fit your buying power and be ready to act when the right one appears.

Step 02 · Representation

Sign buyer representation.

Before I show you a home as your representative, Texas law requires a written agreement between you and the brokerage. We’ll review the terms together so you understand the services, responsibilities, duration, and compensation before you sign.

Step 03 · Your search

Build your search.

Now tell me what matters most. We’ll use your priorities to build a focused search that surfaces the right homes and filters out the noise.

Step 04 · Search

Start the search.

I’ll build the search around your priorities, watch new inventory, and help you separate the homes worth seeing from the ones worth skipping.

Complete the onboarding steps and you’re ready to shop.
05
Step 05 · Showings

Tour the right homes.

We’ll schedule showings for the homes that make the cut, compare the tradeoffs, and keep refining the search as you learn what matters most in person.

06
Step 06 · Offer

Write the offer.

When you find the right home, I’ll help you evaluate the property, understand the terms, and put together an offer designed around your goals and the situation in front of us.

07
Step 07 · Due diligence

Inspect & investigate.

Once we’re under contract, the calendar starts moving. We’ll stay on top of inspections, due diligence, documents, negotiations, and the deadlines that protect your position.

08
Step 08 · Closing preparation

Loan, appraisal & title.

While you finalize the loan, the lender, title company, and I work through appraisal, title, financing conditions, and the details needed to get the transaction ready for closing.

09
Step 09 · Final walkthrough

Final walkthrough.

Before closing, we’ll walk through the property one more time to confirm its condition and verify that any agreed-upon work has been completed.

10
Step 10 · Closing

Close on your home.

You’ll review the final figures, sign your closing documents, and complete the remaining steps required for the transaction to fund and close.

11
Step 11 · Keys

Welcome home.

Once the transaction has closed and possession is delivered under the contract, the home is yours. Time to get the keys and start the next chapter.

Ready for Step 1?

Start with a pre-approval. Once we know your buying power, we can put the rest of the plan in motion.
